Every sheet double-checked before the PLS signs it.
Send us a set you're about to submit. Your first QC pass is free.
When the office is busy, the check is the first thing to slip. Linework reads each sheet against your firm's checklist, compares the sheets with each other, and clouds what does not agree. You accept or reject every redline.
Your first 20 sheets are free. Redlined PDF back within one business day. No card.
The biggest bottleneck when we are busy like this: the QA/QC on everything tanks.Survey leader, national engineering firm
Three checks. Each one assumes the one before it happened.
"Did you check this?"
A box gets ticked. It records that someone looked. It does not record what they looked for, or what they found.
A second tech, same method
At the end of their own day, a peer reads the sheet the same way the drafter did. They catch what the drafter would have caught.
The PLS finds the typos
Work reaches the signing surveyor before the self-check happens. The review takes longer, and the license holder does the self-check.
The error is rarely in one place. It is between two places.
The certificate and the notes. The legal description and the drawing. The overall distance and its segments. Sheet 2 and sheet 4. People check one place at a time. Linework checks the pairs.
Review targets from a survey leader at a national firm. When the self-check slips, the typos wait for the most expensive reviewer. A missed error costs more again: a resubmittal, or a title company call.
A self-check that reads the whole set, in the order a checker would.
Upload the set
The PDF you are about to submit: a plat, an ALTA, an exhibit, a corner record. Up to seven pages a run.
It reads each sheet, then the set
It zooms in to read the labels, runs your checklist row by row, and does the arithmetic in code: closures, areas, segments against overalls. Then it compares the sheets with each other.
You decide every redline
Each finding is a cloud on the sheet, with the quoted text, every place it compares, the checklist row and a recommended fix. Accept it, reject it, or set it aside for later. Export the redlines as a PDF.
Redlines on the sheet, where a checker would put them.
From one run on a recorded 5-sheet subdivision plat in Florida, with names blurred. The notes are the check's own findings, shortened.
Peer review looks for judgment calls, not typos.
Your checklist runs the same way on every set, from every drafter. The self-check stops depending on who was busy that week. Peer review and the project lead spend their hour on what needs a surveyor. The PLS reviews a set that was already checked.
The order a survey leader gave us: accurate, then complete, then pretty. Linework does the first two passes of that list on every sheet.
What it found on two real sets.
- The certificate cites the 2016 standards. The fieldwork was in 2021, after the 2021 standards took effect.
- The building is 24.6 ft from the south line, inside the 25 ft building line, and no note lists it.
- A road label reads "ASHPALT".
- An adjoiner's deed book number is one higher on the plat than in the legal description.
- The graphic scale bar does not match the drawing: distances scaled off the bar come out about 28% long.
- It also confirmed 11 checks across the set: sheet numbering, match lines, and every line and curve label defined once.
Every row of your checklist gets an answer.
A finding, a pass, "can't check from the PDF", or "doesn't apply to this sheet". Nothing is skipped quietly. Excerpts from two real runs:
What it reads, what it does not, and what you get.
- Reads
- The PDF sheets you upload: plats, ALTA sets, easement exhibits, corner records. Up to seven pages a run.
- Checks against
- Your firm's QA/QC checklist. We load it for you. Firm names and internal terms stay private.
- Time
- About 1 to 7 minutes a page, depending on how much is drawn. All pages run at the same time, and findings show as they are found.
- Does not
- Change your drawing. Read the CAD file or the field notes. Rows that need them are marked "can't check from the PDF".
- You get
- Clouds on each sheet with the quoted text, the checklist row and a fix. A redlined PDF of the findings you accept, with a list page and a page of the checklist rows to check another way.
- Already marked up?
- A set with Bluebeam or Acrobat markups is checked with the markups taken off. A finding your reviewer already marked is hidden, and you can show it again.
Measure it in hours of licensed review.
The alternative to a self-check is not zero cost. It is the most expensive hour in the firm, spent on typos. A QA/QC run costs minutes of machine time and a few minutes of the checker's judgment for each sheet.
The 12-hour "page turn", where everyone goes over the set for errors, is how a survey leader described a full review.
Priced by the month. Every revision is free.
A self-check only works if you run it every time. A new revision of a set never uses up sheets. Your first 20 sheets are free.

Before it goes to peer review, the client or the county, send it to us. We run the check and send back the redlined PDF. If it finds nothing, you submit with one more check behind you.
Software cannot and should never make surveying decisions. Linework flags. Your surveyor decides.
How to describe it in one paragraph.
Linework is our self-check. It runs our QA/QC checklist on every sheet before peer review, compares the sheets with each other, and gives us a redlined PDF. The PLS reviews a set that was already checked.
Check the set against the record you researched.
With Research, the record is already plotted. QA/QC then compares your final sheets with it: every call, every adjoiner, every recording reference.
