LineWork (formerly TerrainPlot) is software for land surveyors: deed and legal description plotting, plat redraws to CAD, and QA/QC for survey sets.

About LineWork

What is LineWork?

LineWork is software for land surveyors. It has two products. LineWork Research reads deeds, plats, legal descriptions and title work, draws each description as CAD geometry, and builds the search packet for the field crew. LineWork QA/QC checks a finished survey or plat set against your firm’s checklist and gives you redlines before the surveyor signs. A third product, Drafting, is in development.

Is LineWork the same company as TerrainPlot?

Yes. TerrainPlot changed its name to LineWork in October 2026. The software, the team and the customer accounts are the same. LineWork is a product of BVA Labs, Inc., a Delaware corporation. Accounts still sign in at terrainplot.com.

Who uses LineWork?

Licensed land surveyors, survey technicians and drafters use it. They work at land surveying firms, in the survey groups of engineering firms, and in county offices.

Does LineWork replace a licensed land surveyor?

No. LineWork does not do fieldwork, does not make boundary determinations, and does not supply professional services that require a license. It does the reading, the drawing and the checking, and the licensed surveyor makes each decision and signs the work.

Research: deeds, legal descriptions and plats

Can software plot a metes and bounds legal description automatically?

Yes. You upload the deed or the title package, and LineWork Research finds each metes and bounds description and draws it call by call as geometry. Each line links to the text on the page it came from, so you can check the source. It also reads the monuments, ties and annotations that the description names.

What documents can LineWork read?

It reads PDF, .doc, .tiff and .jpeg files. You can upload one file or a full folder, up to a 200-page title package. It reads scanned pages and cursive handwriting, and it flags the text it cannot read. It works on deeds, easements, right-of-way descriptions, exhibits, title commitments and recorded plats.

Does LineWork plot PLSS aliquot descriptions?

Yes. It reads township, range, section and quarter-quarter calls and government lots, does the aliquot math, and places the parcel on the map with public BLM section data.

Can LineWork convert a recorded plat to CAD?

Yes. It redraws a printed or handwritten plat from the bearings, distances and curves on the sheet. The result is editable CAD linework, not a traced image. A plat redraw is priced by size, and most plats cost $10 to $60. You can also send us one plat, and we send editable CAD back within one business day.

Does LineWork check closure?

Yes. It shows the closure for each shape it draws and makes closure reports. When a shape does not close, a solver looks for the common causes, such as a flipped bearing or transposed digits, and shows them to you. LineWork does not change the record to make a shape close.

Does LineWork work with AutoCAD Civil 3D and Carlson?

Yes. LineWork exports .dxf files with your firm’s own CAD templates. Civil 3D, Carlson Survey and other CAD programs that read DXF open these files.

Can LineWork georeference a deed or a plat?

Yes, where the record gives sufficient data. You can also fit the parcels into position over map tiles, parcel lines, and section lines in PLSS states.

What does the field crew get from LineWork?

The crew gets a search file and a search packet made from the record. After the fieldwork, you upload the crew’s points as a .csv or .txt file, and LineWork shows the found monuments next to the called monuments so that you can reconcile them.

QA/QC: checking the set before you sign

What is LineWork QA/QC?

It is a check for finished survey drawings. You upload the PDF that is ready to go out, and you get redlines back with flags and questions. Surveyors call it spellcheck for surveys.

What does LineWork QA/QC check on a survey or plat?

It does four kinds of check on each sheet. It answers each row of your QA/QC checklist. It does the arithmetic: closures, areas, and segments against their overall distances. It compares sheet with sheet, such as the title against the labels and the legal description against the drawing. With LineWork Complete, it also compares the set with the deeds and plats in the project’s Research folder.

What types of survey can it check?

It checks subdivision plats, ALTA/NSPS land title surveys, exhibits and corner records. For an ALTA/NSPS survey, it reads the certificate and the standards that the certificate cites.

How long does a QA/QC run take?

A run takes minutes. In two real runs, a one-sheet ALTA/NSPS survey had 136 checklist rows answered in 3 minutes, and a recorded 5-sheet subdivision plat had 36 findings in 11 minutes.

What do I get back from a QA/QC run?

Each finding is a cloud on the sheet with the quoted text, the reason, and a suggested fix. You accept, reject or set aside each finding. Then you export the accepted findings as a redlined PDF with a to-do list.

Does LineWork QA/QC replace peer review?

No. It finds the typos, the arithmetic errors and the mismatches first, so that the peer reviewer can give their time to the judgment calls. The surveyor makes the decision on each redline.

Pricing and trial

How much does LineWork cost?

LineWork Research costs $125 a device a month, and each device includes $50 of plat redraws a month. LineWork QA/QC is priced by sheets for the full firm: $99 a month for 20 sheets, $249 a month for 60 sheets, $449 a month for 125 sheets. LineWork Complete has both products on one plan, from $179 a month. An annual plan gives 3 months free. See the pricing page for each plan.

Is there a free trial?

Yes. The trial is 7 days. It includes unlimited deed plotting, 10 pages of plat redraws and 20 sheets of QA/QC.

Is LineWork Research priced per person?

No. It is priced per device. Any number of accounts can sign in on one device.

What counts as a QA/QC sheet?

One PDF page is one sheet. You can check the same sheet again as often as necessary in a billing cycle, and it counts one time.

What occurs if we use more than our plan?

The work does not stop. Each extra sheet costs $8 on every plan, and extra plat redraws bill at the same rates. These items go on the monthly invoice, listed by project. Sheets and plat redraws reset on the first day of each billing cycle, and the quantity that you do not use does not roll over.

What is LineWork Complete?

Complete is Research and QA/QC on one plan, for up to 30% less than the two plans bought apart. It also adds one check that neither product does alone: the finished set is checked against the records in the project’s Research folder.

Does LineWork use my documents to train AI models?

No. Your documents are not used to train AI models. See the Privacy Policy.

Who owns the files and the drawings?

You do. The customer owns the documents it uploads and the output that LineWork makes from them. See the Terms and Conditions.
